Meet Kenyan Billionaire Behind Business Bay Square Mall in Eastleigh, His Latest Investment

Business Bay Square Mall (BBS Mall), a KSh 25 billion megaproject in Eastleigh, Nairobi, which has been dubbed the largest shopping complex in East Africa, is the brainchild of Abdiwali Mohamed Hassan. With its retail stores, entertainment venues, dining options, offices, and wholesale stores, the mall is a game-changer for Nairobi’s business district. Which company does Mohamed Hassan chair? Hassan is the chairman of Ten Commodities Wholesalers Ltd, the company that constructed the multi-billion-shilling BBS Mall, which covers over 130,000 square metres.

Political figures from Somalia and Kenya have been among the high-profile guests drawn to BBS Mall, solidifying its status as a symbolic and economic project. ODM leader Raila Odinga paid an unscheduled visit to the mall in February 2025, while Hassan and his staff hosted Somali president Hassan Sheikh Mohamud there in 2024. The billionaire’s profile extends beyond real estate and retail. He has previously been connected to medical equipment supply contracts under Kenya’s National Equipment Support Program through his company, Sunview Medipro International. BBS Mall in Eastleigh.

What is Abdiwali Hassan’s latest investment? Hassan plans to invest KSh 65 billion in a mixed-use development spanning 60 acres in the Tatu City Special Economic Zone (SEZ). Within the modern, master-planned setting of Tatu City, the project will have residential residences, shops, offices, logistical centres, parks, and a mosque. With a 10-year development timeframe, construction is anticipated to start within a year. “The future of urban development is embodied by this investment, which will move beyond crowded city centres to build comprehensive, well-planned communities where people can live, work, and prosper,” Hassan revealed. The investment is anticipated to draw both domestic and foreign investors and hasten Tatu City’s development as a new urban centre within Kiambu county. What will Hassan’s development at Tatu City include?

Besides a variety of business and residential spaces, such as a petrol station, schools, and warehousing facilities at the Tatu Industrial Park, his new development in Tatu City will include 30 acres of green parks and entertainment grounds. Stephen Jennings, the founder and CEO of Rendeavour, hailed the investment as evidence of Tatu City’s growing popularity as Kenya’s premier location for sustainable development. “Today, people prioritise a higher quality of life in well-governed, integrated communities. It takes visionaries like Hassan to bring large-scale projects to life that reshape how people live and work,”Jennings stated.  The project coincides with Kenya’s efforts to establish itself as a regional leader in commercial real estate and urban planning, with Tatu City promoted as an example of integrated, sustainable living and investment.

With more than 75 companies, including Naivas, Heineken, NCBA, CCI Global, Emirates Logistics, and Dormans, Tatu City has so far attracted over KSh 450 billion in investments. Important incentives for investors are provided by the city’s Special Economic Zone, including exemptions from VAT, import taxes, and stamp duty, as well as a corporate tax rate of 10% for the first ten years and 15% for the following 10. When did BBS Mall open its business doors? BBS Mall, which sits on a 6.4-acre piece of land, was launched in 2023. The project took four years to build and changed Eastleigh’s skyline. BBS Mall’s chief communication officer, Dalmar Abdi, disclosed that phase two of the project comprises a state-of-the-art office block, service apartments and a five-star hotel.

What are the other biggest malls in Kenya? BBS Mall joined a host of other large shopping complexes in Nairobi city. Among them is the Two Rivers Mall, which opened its doors on February 14, 2017, and is owned by the family of the late industrialist Chris Kirubi. The Hub Karen Mall is a premier shopping mall owned by billionaire Humphrey Kariuki.
